The dancing friend of Zack and Cody. She is from their school but is not very popular. She joins their band Rock Squared as guitarist. She goes on one date with Zack this unfortunately ruins their friendship. Max also is a keen basketball player.

Zack is the older twin, by 10 minutes. He's not as bright as Cody in school and doesn't like school as much as Cody does. He is also the more mischievous twin.

Cody is the younger twin. He is very bright and has a great interest in school. He also loves his special blanket which he refers to as "Blankie". Together he and his brother make the Tipton chaotic.

The Tipton's gift shop candy counter girl, who Zack has a huge crash on. She is also babysitter to the twins at times and always finds herself getting roped into their problems.

London is the wealthy daughter of Mr. Tipton; who owns the Tipton hotels. She is very spoiled and self-centered. She loves to shop, especially with her dog, Ivana. She takes what she’s got and she flaunts it, mainly in front of Maddie, the candy counter girl, who is not as wealthy as she. Endlessly she has tried to change her ways, but she still keeps going back to the same London we know and love.

Caret is mainly known for her singing at the hotel, but not to the staff of the hotel. They know her as the mother of the two chaotic twins, Zack and Cody.

An English girl who is also a twin, and always repeats what the other says. She goes out with Zack for a little while.

Jessica is the other English twin, who also repeats everything the other says. She goes out with Cody for a while.

The Tipton Hotel manager, who likes order and calm, and wants to make sure his guests enjoy the stay, there's only one thing preventing him from that, the singer's children, Zack and Cody. He lives to serve, mainly the owner's daughter, London Tipton. Now all he is trying to do, is keep the hotel in one piece!

Arwin is the eccentric electrician at the hotel. He is very clumsy, and has a huge crush on the twins' mother, Carey, but is too shy to admit it.

Barbara is s friend of Zack and Cody's; they become friends ath the school they go to. She later becomes Cody's girlfriend.

Esteban is the hotel's quirky bellboy. He helps Zack and Cody on his adventures.

Haley is a shy girl; she has to go summer school. This is where Zack meets her, he falls for her, but in the end she falls for him, but he is still not falling for her. She ends up going to the same high school as Zack and Cody.

A little girl who's in a rotten business with her father, they trick people and gain things for free. Later she goes to Camp Heaven on Earth and is in the lodge where Maddie is counselor.

Lance is the lifeguard at the Tipton, who is slightly unintelligent. He goes out with Maddie, but is dumped, in the end he goes out with London, but dumps her for a 'mermaid'.

Muriel is the hotel's cleaning lady, well that's what she is supossed to do, but she does not necessrily do it. She is very lazy.

As sous chef we only see, the radio announcer we only hear, the reporter we hear and see, but all these characters are for only one episode. Mr. Tipton, London's allusive father, very rich, the owner of all the Tipton hotels. He treats his daughter all the time.
