It's Zack and Cody's first day at a new school, and they are trying to make friends. But once the word gets out that they live in the Tipton hotel, the cool kids start to hang out with them. But soon Zack and Cody realize who their real friends are. Also, London teaches Maddie how to ask Lance, the lifeguard out, and Maddie teaches London math.
A beauty pageant is being held at the Tipton hotel, that is giving out a prize of money. Cody enters when he sees a girl that he likes, and Zack wants him to enter so they can win the money and get new bikes.
A cute, rich boy checks into the Tipton hotel, and Maddie starts to like him, but realizes she has no chance with him, because she is not rich. Zack and Cody help her pretend that she is rich. Once he finds out that Maddie is not rich, he still does not care.
When a hotel inspector comes to the Tipton, and Mr. Moseby give the twins Red Sox tickets. But when Zack and Cody's science fair rats run loose, Mr. Moseby gets blamed.
The twins get grounded in their hotel room on the 23rd floor after they get in trouble for running around and causing havoc in the hotel. But when they find out about a $20,000 kiss taking place in the hotel, they decide to get a picture of it, so they won't be burdens anymore.
Carey gets a secret admirer, and Zack and Cody try to find out who. When they set her up with the wrong guy, they have to find the real guy. Mr. Tipton is coming soon, and London and Mr. Moseby are anticipating his arrival.
Zack helps Max in a dance competition. This makes Cody wonder what he is good at. But when Zack injures himself, Cody has to take his place.
Maddie organizes her school prom to impress a boy, but when he has a date to prom, she goes with Zack instead. Cody decides to become a mime.
When the battle of bands comes to the Tipton, Zack, Cody, Max, and Tapeworm compete, but soon Zack and Cody compete for power. Also, Maddie is forced to let London in her band, after London buys them new instruments.
When Cody goes to math camp, Zack thinks that it will be great, but soon he realizes that he misses Cody. Also, London learns how to drive with the help of Mr. Moseby.
There are jewel thieves in the Tipton, and once Esteban gets blamed, Zack and Cody have to clean his name.
The twins go looking for a "treasure" at the Tipton, but soon everybody joins in on the hunt.
When London's father makes a bad investment, the Tiptons go broke, and she is forced to live with Maddie and her family. Also, Zack and Cody are unsure if they are really them, or if they were mixed up at birth.
London gets a crush on the rival hotel, run by Ilsa, owner's son. Also, Zack and Cody bake cookies for a ball in the Tipton.
London spreads a rumor about Maddie, and Lance the lifeguard. Then Maddie accidentally spreads one about London, which hurts her image. Also, Zack has to take Cody's spot in an interview for a week in Washington.
Carey needs some time away from the boys, so she arranges for Mr. Moseby to take the boys to a baseball game, but when Mr. Moseby catches the winning ball for the Yankees, he becomes the most hated man in Boston.
Jesse McCartney checks into the Tipton, and London, Maddie and Zack break into his room. Also, Cody enters a science fair, with the help of Arwin.
When the twins hear about a ghost in Suite 613, they do anything to see her. In the end, Zack finds out the ghost was all a trick by Cody with the help of Maddie and London.
After getting bad grades in school, Zack decides that if he pretends to be dyslexic he will get better grades. Meanwhile, London beats Maddie in chess, which drives her crazy.
The boys receive a visit from their mostly absent rock-musician father, who lets Zack and Cody do things that their mom would never allow. When Zack gets into an argument with Carey about his homework, he decides to leave the comforts of home to stow away on his dad's tour bus.
Zack, Cody and the gang get snowed in at the hotel. While there, Kurt and Carey spend time together singing and playing music, which gives Cody the wrong impression that his parents are getting back together.
After winning a basketball game, Max kisses Zack, accidentally. After that, things become awkward between Zack and Max. In order to clear the air, Zack decides to ask Max out, which does not go as he planned. Also, Maddie must help London stop shopping; otherwise London's father will disinherit her.
Zack and Cody have a school project to help out their community with some form of volunteering. Meanwhile, Maddie and London compete in a fashion show to appear on the cover of Teen Trends.
Cody gains an admirer after going on a school trip, for he was the only one nice to her, but Cody does not want her to be his girlfriend so he tries to make her not like him by using Zack, this makes the girl love Zack instead, so they have to come up with a new plan. Also, Maddie brings her dog Scamps to work, and Scamps makes a new dog friend, a rich dog friend.
A commercial is being shot at the Tipton. The only problem is, the director resents Carey for once standing him up in the past, London is using her heiress status to be the star, and everyone has "star" syndrome due to all the publicity.
Prince Babalabaloo checks into the Tipton in order to be crowned King, but when he tells Zack and Cody that he just wants to be a regular kid, they make a plan where Cody takes Prince Babalabaloo's place while Zack takes him to the mall. Meanwhile, London claims she saw a UFO, and invites Maddie to stay over to see it with her, who agrees but for all the wrong reasons.
The Merit Scholar program is held at the Tipton, and to London's dismay, she falls for one of the scholars, Trevor. But soon she realizes that she has no clue what he's talking about, so she asks for the aid of Maddie. Meanwhile, Cody is fed up of Zack's lack of cleanliness and decides it's time for him to move out, but not where anyone expects.
Both Zack and Cody fall for a French Ambassador's daughter who can barely speak English. Cody gets the date with her because of translations, but Zack gets the kiss. Also a guy tries to steal London's purse, and when Esteban tries to help, he gets beaten up. Everybody starts making fun of him, so Maddie and London come up with an idea to help him gain his confidence back.
Maddie runs a day-care center at the Tipton, but needs Zack and Cody to fill in and watch her pint-size charges while she deals with a personal matter. Meanwhile, London encourages Moseby to take up yoga as a way of reducing stress, Carey joins as well; in the end London has to take the class.
A food critic is at the hotel- every one is confident but Mr. Moseby wants Zack and Cody to be on the look out for the food critic so employs them as spies, although Carey is not so pleased at the start she soon changes her mind. Moseby is given a few pictures of the critic's favorite disguises so he shows his spies. Then the boys have to find out who it is; just before the meal they spot a cowboy (one of the critic's favorite disguises) so they tell Moseby, unfortunately chef Paulo and all the other cooks quit so it is up to Cody to lead the others into cooking for the critic.
One of the hotel's horses is due to leave the Tipton, but the boys love the horse and try to save it going to the grueling job hauling lumber, it turns out to be very difficult hiding such a big animal. Meanwhile Mr. Moseby is booking in an important party hosted by a very rich lady who lives next to the Tiptons. Also London borrows Maddie's brooch that is a family air loom, but she accidentally looses it, so she and Arwin go and search for it.
London begins going to school- at the same one as Maddie, but will she stay when she learns about the dress code, and her very own stalker. Cody and Zack, and their friends accidentally break a wall, but when they look through the holes, the see the girl locker-room.
When Cody gets fed up with the lousy food served in the school cafeteria, he decides to do something about it by running for school president. Zack thinks it is just a stupid idea and is not bothered, until he finds out that the first meeting is in Hawaii, and then he decides to run also, there could only be problems. Meanwhile, Arwin tries to make the hotel more advanced with his inventions due to seeing Irv Wheldon on the front of the magazine, it claims he is the most efficient man in all of Boston; of course Arwin wants to prove them wrong.
Moseby's millionaire older brother shows up with bad news, he has recently become broke, so he is given a job at the Tipton. Meanwhile Zack and Cody are trying to share a bike, but Zack keeps on hogging it, and cleverly using Cody's time against him. Also Maddie and Esteban take advantage on London depending on her horoscope.
Cody's high expectations of succeeding in wood shop class lead to disappointment when Zack receives a better grade; London takes credit for a short story written by Maddie, she later goes to a book reading were she reads out her book, but something happens that makes her tell the truth.
It's Maddie's Sweet 16 and she is having a party---on the same day that London has decided to throw her own big bash, there is only trouble when this happens, for Maddie's sweet 16 is not how she expected it to be. Meanwhile, Zack carefully considers what gift to get Maddie for her special day, to try and safe it from utter disaster, but will he succeed?
During a twin convention being held at the hotel, Zack and Cody go out with English twin sisters. Meanwhile London meets a twin and takes a fancy to him, but Maddie meets him soon after and also takes a fancy to him aswell, in the end Maddie and London find out they are twins and so go on date with them, although one of them is not so pleased.
Cody's opponent in an important spelling bee is someone to whom Zack owes money, and Zack is told that his debt will be forgiven as long as Cody loses the contest. Will Zack make him purposely lose the contest?
Ilsa Schiklegoobermeyger challenges Moseby and the Tipton staff to a bowling competition after beating them by a lot in another sport; this time Moseby's team looks set to win until star player Zack gets grounded and his replacement London can't bowl; so Arwin has to deal with emotional scars from a past bowling incident and join the team.
Zack becomes overly impressed with a rich guest at the Tipton, or should that be obsessed, he is always borrowing from him, or is around at his house, or is going to places with him, he lives the high life while he is around, but will it last? Meanwhile Maddie and London experience some of the demands of parenthood when they are forced to care for lifelike baby dolls as part of a school assignment.
Zack and Cody are bored so they go to see Arwin, he is working on his Parallel Universilizer, then he has an important call so he has to leave, but he orders Zack and Cody not to step into the P-U, but Zack and Cody step into it and a storm starts, they are transported to an alternate reality where everything is the opposite of what it really is. Will they stay, or will they come back?
Arwin competes against his old nemesis, Irv Wheldon, in the annual competition for hotel engineers, in which the grand prize is the golden plunger and a kiss from the plunger girl, who this year happens to be Carey. But things don't turn out to be so easy for Arwin when his competition starts to use cheating to get ahead; Zack and Cody are on hand to try and help, but will they succeed? Meanwhile, London hires Maddie to work at her new boutique.
A park might soon be demolished, but Cody does not want this to happen because he loves the park, so he writes a speech he performs it to Zack, but he falls asleep, but he goes to city hall to read his speech there. Meanwhile Zack has a dream that they've gone back in time to historical moment in Boston, the time of becoming Americans, then Zack realises that the park has historical value so they start a battle against the park being demolished. Meanwhile Esteban is taking the test to become an American citizen, with the help of Maddie, Mr. Moseby and London.
When a father-daughter con artist team comes to stay at the Tipton to scam them out of some money by pretending to trip over Zack's skateboard, Zack knows he did not leave it to be tripped over, then he discovers that they are con artists so he gets Cody and Maddie's help in proving to Mr. Moseby that they are actually criminals. After a few failed attempts Carey tries to help as well.
Cody becomes editor of the school newspaper, and employs Zack to run the advice column, after all the other spaces are filled. Zack discovers how manipulating people can be a bad thing after he uses his new position to get a date with a girl, first he thought it good then she discovered the truth, so she breaks up with him.
Zack and Cody meet Raven Baxter who tells Cody that he will be in trouble after hearing a bell and a sneeze, which concerns him. Maddie asks London to wear one of Raven's designs, but London wouldn't wear anything that isn't a big name design. So, Maddie pulls a stunt which tricks London into wearing Raven's dress. They are also trying to get together a secret party for Carey. Then Hannah Montana arrives at the Tipton, and likes Raven's dress.
Cody is tempted to skip school and go to the mall with Zack and Bob. He decides to do it, and finds that one of his favorite bands is performing there, and they are going to pick a winner to dance with them, Cody and Zack put their names down (sort of). While they are there their mom comes to the mall as well. Meanwhile London is trying to get a grip on the fact her new mommy wants to be nice to her, but she ends up grounding her, so to do some bonding they take Maddie with them to the mall as well.
Cody is determined to keep a kissing scene in the school play from taking place because it involves his new girlfriend and Zack; London takes it upon herself to redecorate the Tipton using the principles of feng shui.
A Japanese singer comes to the Tipton to sing at a convention, but she gets lost at the boys school, so Zack, Cody, and Carey must act as Japanese singers at the convention. Maddie and London, meanwhile, are trapped in London's closet.
Carey has new boyfriend, and this time it seems more serious, Zack is pleased for his mom, but Cody is not, so he calls his father to come and help. Kurt arrives but does not see the emergency, so Cody has to try and deal with it himself. Mr. Moseby can't wait for Harvey to marry Carey, because then the twins will be out of the hotel.
Esteban coaches a ballroom-dance team made up of Tipton regulars in hopes of winning a $1000 prize for his sister's kinsineara which is a very big deal in his country, but the team does not look to good, especially when one of the better dancers, Carey, gets a cold.
Zack pressures Cody, Jessica and Janice into seeing a scary movie, but afterwards he finds himself dealing with nightmares. Meanwhile, London decides to masquerade as a “commoner” to impress a cute boy who doesn't like rich people.
Zack and Cody are in the Wilderness Scouts, so they go to camp with Mr. Moseby as their leader. Zack does really well in the camp and Cody begins to get jealous.
The boys discover that a hawk has taken up residence at the Tipton, but then it is scared off, leaving behind an egg; it's up to Cody to look after and hatch the egg, with Mr. Moseby against the idea of it staying at the Tipton.
Zack has to take on the responsibility of taking care of Carey and Cody due to them being ill. Cody uses his illness to his advantage by making Zack his servant. Meanwhile, Mr. Moseby makes an announcement about the "Employee of the Month" and its employees compete for that title.
Zack and Cody convince Mr. Moseby to open a club for kids in the hotel's lounge in which they would manage. London has her own line of cosmetics in which she needs help coming up with a name for it.
The twins compete on a game show in which Cody does the mental challenges, while Zack has to do the physical challenges. Maddie mistakenly sends Mr. Moseby an angry e-mail which she tries to retrieve with the help of Esteban (who she mentioned in the letter), and with London's help as well.
Moseby's grandmother visits and helps Zack with a school history assignment, but he only gets a D, so grandma Moseby has to come to the school to sort things out; London's dad insists she get a job, so she goes to the Cluck Bucket, where Maddie works.
Zack and Cody go on a double date at a miniature golf course and London starts a book club with her rich friends.
It is Health & Fitness week in the hotel, and everybody there tries to eat healthier. Meanwhile, things go bad for Maddie and London in a fashion show.
A wheelchair basketball team is visiting the Tipton Hotel, in which Zack and Cody's basketball team plays an exhibition game against them, they try to get their friend who is wheelchair bound to join in, but he will not.

An adventurer presents an exhibit at the hotel featuring a mummy that is allegedly cursed, but before the exhibition opens, the boys knock the mummy out of a window and work fast to replace it. Esteban is against the whole exhibit, he says it is cursed; Maddie also believes "This wrong must be righted."
After both taking career aptitude tests, Zack is pleased with the results he gets while Cody isn't so pleased when Zack's reveals that he will be a CEO of a major corporation, but Cody's says that he will only be a garbage man. Meanwhile, Maddie's sudden fame after saving a choking ambassador's life makes London jealous.
Zack and Cody are graduating from middle school – or are they? When Cody finds out that he defeated his girlfriend for the coveted valedictorian spot, Zack is troubled to learn that he earned a spot in summer school. Rather than disappoint his parents, Zack devises a scheme to walk across the stage and "receive" his diploma. Meanwhile, Maddie decides to be a camp counselor but gets a little more than she expected with the girls she is to oversee.
Cody goes searching for a summer job and comes across a "help wanted" sign at the local mini-mart. When the manager realizes that Cody is friends with London, he will only hire Cody if he sets him up on a date with her. Meanwhile, Zack feels what it's like to be Cody in school when he discovers that he's the smartest one in his summer school class and all of the kids make fun of him.
Zack has finished summer school and needs to find a job so Arwin hires him to help around the hotel. When a position opens up at the local market, Zack decides to take the opportunity but doesn't know how to tell Arwin.
Meanwhile, London gets swimming lessons from the lifeguard at the Tipton.
When Zack and Cody see a shooting star, they both wish that they had superhero powers. Their wish comes true and they learn that superheroes must face a villain – in the guise of Mr. Moseby -- who wants to turn all kids into mini-adults.
Cody gets Zack a job at a mini-mart and starts bossing him around; London's afraid of introducing Lance to her friends because she fears what they will think of him.

Maddie returns from a trip to Antarctica, and Nia refuses to give Maddie her old shift back; Moseby schedules a team-building seminar for the Tipton staff; Zack books an entomology convention at the hotel and accidentally knocks over some crates, releasing hundreds of bugs throughout the hotel.
A new violinist joins the school orchestra and promptly begins flirting with Cody's girlfriend, sending Cody into a fit of jealousy. Elsewhere, London tries to learn the ropes of the hotel business by shadowing---and frustrating---Tipton employees.
A problem arises when Zack and Cody both use their dad's apartment for a date at the same time. London gives Esteban lessons in being rich now that his family has seized power in his native country.

In order to impress their dates, Zach and Cody convince a sophisticated man to cook up a gourmet dinner and perform a Japanese tea ceremony. Meanwhile, a found cell phone may be the link to the perfect match for Maddie.
Zack, now on the high school team wants to quit basketball when he realizes he is no longer the star player. Cody, London, Nia, and Barbara create their own “misfit” cheerleading squad after being rejected by the mean girls' squad.
Zack and Cody get into trouble once again and Carey grounds them to their room for the weekend. Cody is anxious because he is not able to produce this week’s episode of “Yay Me” for London. The boys devise a plan to escape the confinement of their suite. When London dicovers she will not have a producer she hires Maddie, but not everything goes according to plan.
Zack and Cody surprise Carey with a much needed cruise vacation on the SS Tipton. The boys barter for the trip by promising Carey will sing for their passage, but they do not tell Carey. When Carey refuses to sing they get down-graded accommodations. Maddie convinces London to turn her “Yay me” show into a 24 hour telethon to raise money for charity...a blizzard keeps their guests from showing up and the girls Mr. Moseby and some other of the Tipton employees must fill in.
The news of a visit from Mr. Tipton gets the employees excited (and reminiscing) about their good deeds as to who deserves a possible big bonus…when it is determined that Mr. Tipton is in a bad mood, they realize one of them is about to be fired…all fingers point to Carey because of the boys mishaps at the hotel.
